Residential Design Pricing Guide

 Pricing Range: Basic garages and utility additions typically $7.50–$8.50 per sq ft of new or renovated garage area (for example, a 600 sf garage is usually in the $4,500–$5,100 design range).

 Pricing Range: Standard living-space additions design typically $9.00–$10.50 per sq ft of new or reworked conditioned area (a 650 sf addition is often $6,000–$6,800 for design).

 Pricing Range: More complex residential design work typically starts around $10.50–$12.50+ per sq ft, depending on structural changes, scope coordination, and documentation level 

 Pricing Range: Suites, renovations, and complex additions design typically $11.00–$13.00 per sq ft of new or fully redesigned conditioned area (an ~900 sf suite plus renovation is often $10,000–$12,000 for design) 

•  Measure and draft existing home plans / elevations as needed for the project.
• New floor and roof plans, exterior elevations, and key building sections for the proposed work.
• Structural engineering design and coordination.
• Plumbing, Mechanical, Electrical (PME) Design and HVAC Energy Design & Calculations for the affected areas.
• General finish information coordination (doors, windows, basic finishes).
• Code-compliant permit submittal package and owner support through the permit review process.

•  Survey (boundary, topo, etc.) (typically $1,000–$2,000).
• Geotechnical / soils testing (typically $1,500–$2,500).
• Septic system design.
• Grading and storm-drainage general design is included; complex grading or detailed storm-drainage design and calculations are to be provided by a civil engineer at additional cost.
• For some additions and renovations, the electrical service may need to be upsized or modified; additional electrical design for service upgrades is typically $500–$750.
• Generic exterior and interior 3D color rendering is included at no cost; custom or multi-view 3D renderings are available at additional cost based on scope.
